Why Green Real Estate has pulling power?
Contrary to popular belief, the property market has not crashed. Instead, what is taking place is the annihilation of traditional property sectors, such as, residential, industrial, retail and leisure, followed by the birth of a new lucrative sector, namely green real estate. As a result, inside investors and sophisticated property investors are switching their cash to this sector as they are being pulled to it by the countless benefits this booming sector offers. To them, the real estate market is still booming.
For starters, green real estate assets have strong pulling power because the boom in the sector is predicted to last beyond the end of this decade (2020) which is exciting news for early investors. Additionally, the green real estate sector has been very effctive in pulling the attention and cash of institutional investors, Government, private equity groups and pension funds. Experts predict that green real estate sector will attract a record US$150 billion in investment in 2012.
Like a glamour model, this sector has also attreacted the interest most of the super rich property tycoons in the world, such as, Samuel Zell, Donald Trump, Vincent Tchenguiz, Guy Hands and Donald Bren to name but a few. Especially, because they know that this sector is the next big thing. In fact, these investors are busy adding assets from this newly booming sector to their portfolio. In turn, green real estate is providing them with millions in passive income, double digit growth and triple digit returns on investment.
Furthermore, those who are investing in green real estate hold the view that the credit crunch seems to be a fallacy as this property asset class is attracting millions of dollars in investment, loans, grants and tax breaks. For example, the London based property tycoon, Mr Tchenguiz raised US$92 millions in 2010 through his ownership vehicle, Consensus Business Group to invest in green real estate projects. .
Today, green real estate is perhaps the only asset around that is zero tax friendly and is inflation proof. So, whilst average investor are afraid to jump back into the property market after the turmoil, some investors are getting richer. Apparenty, average investors do not know what to invest in, where to invest and/or do not know how to raise money to invest.
